Regular asphalt maintenance such as sealcoating and crack sealing is the most effective way to extend the life of your asphalt surfaces. In fact, keeping your driveway and parking lot on a regular maintenance schedule can more than double your asphalt’s life and save you thousands of dollars in the long run.

Normal traffic is not the enemy to properly designed and constructed asphalt pavement. Surface wear and cracking is the result of weathering, oxidation, and destructive softening effects of gasoline, vehicle oil, and chemical de-icers.

Sunlight and moisture are the major causes of surface deterioration. Without protection, surfaces oxidize, permitting the aggregate in the asphalt mix to wash away.

Unprotected asphalt loses desired resiliency, aggregate ravels from the surface, the pavement roughens, the surface becomes brittle causing cracks.

Water enters via cracks and causes subsurface damage. Hydraulic pressure (expansion and contraction) enlarges the cracks while heavy traffic and the freeze-thaw cycles of winter cause damage.

Un-sealed cracks allow water to saturate the subsurface, rupturing the pavement turning cracks into potholes.

Regular asphalt sealcoating and crack sealing protects your investment in the following ways:

• Restore’s Vital Pavement Oils lost through oxidation. These oils added to your asphalt mix is what gives pavement its dark black color and binds the aggregate together. When these oils are lost through oxidation, asphalt turns a very dull grey color and becomes brittle. When brittle pavement is put through Pennsylvania’s freeze thaw cycles, cracking begins.

• Sealcoating and crack sealing creates a Tough Barrier Layer that weatherproofs your asphalt. This barrier resists penetration from water, leaking gasoline and oil from vehicles, and de-icing compounds used in winter.

• Keep in mind that proper crack sealing of ALL cracks in the asphalt surface is extremely important. Without proper crack sealing, the protective advantages of sealcoating are null as the un-sealed crack leaves a wide open door for water to break apart your sub-base during the freeze thaw cycle.

• Sealcoating also restores a “like new” surface to your asphalt, giving your driveway or parking lot a beautiful black finish that does away with the drab, dull grey appearance. A black asphalt surface also has the advantage of melting snow and ice quicker as it soaks up heat generated by the sun.
